Have you watched your old neighbors leave and multiple new families roll in? Do you have equity in your home also? Just consider the fact that this is the time of the year that no one will be marketing their home so competition will be extremely low! The other fact to consider is that the appraisals are their highest values at the end of the year. The early spring sales are the sacrificial lambs that all other appraisals build value on. An appraiser generally only goes back 6 months so by the end of summer the appraisals have progressively improved from the March/April resales. Does that make sense?
