I just won an offer in Fairfax. My clients were 1 of 3 offers on a beautiful townhome that had been on the market for 3 days.  We sent an offer of $7,000 above list price, asking for no closing cost, closing in 30 days, no home inspection, buyer agent (me) paying for a home warranty ($500.00) for my client. The earnest money is 1% of the sale price ($4,500) to be held in escrow and put towards the buyer's bottom line when settlement occurs. I also included an escalation clause bringing the sale price up another $8,000.00. The numbers were super close and we only won the deal because my clients agreed not to ask for a home inspection. This was only acceptable because this home has been impeccably cared for and if anything goes ugly we can bail on the HOA docs. In the state of Va. the buyer has 3 days to review the docs and can void the contract with no penalty. (not losing the $4,500) Plus the home warranty is peace of mind. One more thing, the sellers also requested to do a post-occupancy for 10 days at no cost to them. 

Soooo.... with all that said there was an additional letter from my clients, the lender, and a photo of my folks outside the house with me! There IS a strategy when representing a client in this market! This actually is not all of the ways to add value to a buyer's offer. If you want to WIN in this market you better be ready to give your firstborn! 

If you are competing and have not won you might need to revisit your representation.  If you are giving BobbyJoe's daughter an opportunity to represent you because she just got her license and you want to "help her out", you might aught to share this blog with her and have her give me a shout. This is not the market for the faint of heart or lack of experience. 

If you are entertaining new builds another set of experienced ears definitely does not hurt! Do not hesitate to call for the 5 most important questions to ask when you sit for a new construction consultation!  Take representation to the model when you go for your first appointment. The builders are very much controlling the market right now!
