HOW ARE YOU DOING?
Now in our 3rd week of "stay at home" notice I have completed my continuing education credits and taken multiple seminars on how to handle this market as a small business owner/real estate professional. The most therapeutic things I find to divert my thoughts of family members I cannot see is gardening and long walks. There is nothing like working in the dirt to fill my heart with a sense of accomplishment. The most rewarding is planting the seeds, nurturing the roots running deep, watering and fertilizing so the plant grows strong and bears amazing flowers.
My walks are usually along the Rappahannock River on the Heritage Trail. You would love it if you have not been there! The trees have been loaded with gorgeous flowers. The river is always changing. On sunny days the logs are full of turtles that have no idea what "social distancing" is! There are always folks walking their dogs, families with strollers, old and young bike riders, the athletic runners, and then there is me! It is always a good brain rest. I usually take my phone and ear buds and listen to a TED talk to give me some diversion from the normal real estate feed.
I have been very busy with listings. We have 8 homes under contract from 199,900 to 624,000 with average days on the market of 8! Things will change soon because of lending but inventory is still at a historical low number. My take on the market is that it is changing daily. The lending guidelines just tightened up last week. Buyers need a higher credit score to qualify for FHA loans. We were midway through completing contingencies to get to settlement on 2 transactions and the buyer no longer qualified for their loans. One we were not able to salvage because he could not go any higher but the other I think with some out of the box thinking we can make it work! Fingers crossed!
